Body Corporate Committee

The body corporate committee is the seven volunteer owners elected at the annual general meeting to handle the day-to-day management of the building on behalf of all owners.    

Main Responsibilities include:

    • Making decisions (within limits set by the law and owners).
    • Prepare budgets and set levies (subject to owner approval at general meetings).
    • Ensure payment for maintenance, insurance, and utilities relating to common property.
    • Oversee the maintenance and repair of all common property.
    • Ensure building insurance and public liability insurance are in place.
    • Enforce body corporate by-laws when necessary.
    • Handle breaches of by-laws and disputes between owners/occupiers.
    • Prepare for the annual general meeting (AGM).
    • Ensure proper records are maintained (financial accounts, meeting records, roll of owners).
    • Engage and oversee contractors (Building Managers, BC Managers, lifts, fire management, trades etc).
    • Oversee body corporate managers, building managers, and all service/maintenance contractors.
