OUR BUILDING MANAGERS
The building manager is your main point of contact regarding maintenance and other issues within the building. They will either deal with it themselves, or refer it on to the committee if beyond their scope.

What they do;
The building manager (or caretaker) handles the daily management and upkeep of common property, ensuring the building is safe, well-maintained, and enjoyable for residents. Their role is defined by a service agreement with the body corporate and generally covers three main areas:
1. Maintenance and Repairs

Cleaning in common areas, and waste management generally.

Organising and carrying out repairs, or arranging trades for larger jobs.

Scheduling preventative maintenance for lifts, fire systems, and pool.

Regular inspections to identify hazards or issues.
2. Contractor and Supplier Management

Obtaining quotes and engaging contractors.

Supervising work to ensure quality and compliance.

Providing access to service providers as required.
3. Communication and By-law Observance

Reporting property conditions and issues to the committee.

Acting as first contact for residents on maintenance matters.

Observing and reporting by-law breaches (enforcement remains the committee’s responsibility).
