How they calculated your contribution levy
Under the Building Format Plan, the Body Corporate is responsible for the maintenance of common property, including external walls, windows, roofs, and utility infrastructure, this is why a levy is charged to each lot owner.
Your contribution levy is allocated based on the maintenance burden each lot imposes.
The following factors were taken into consideration when each lot's contribution was determined:

Number of External Windows and Doors:

Lots with more external windows and doors are assigned higher entitlements.

This reflects the increased costs for cleaning and maintenance which is the Body Corporate's responsibility.

Building Floor Level:

Lots on higher floors are assigned progressively higher entitlements.

Justification: This accounts for the higher costs associated with:

Accessing, cleaning, and repairing external walls and windows at height.

Increased wear and maintenance on the lift and stairwells.

NB: The 'schedule of entitlement' was created when the CMS was first developed, which all occurred prior to the building being certfied.
