Some technical stuff about our building for those who might be interested.

Centra is a Class 2 building

The main focus of the Class 2 building classification under the Building Code of Australia (BCA) is to ensure that multi-residential buildings—where people live in close proximity—are safe, comfortable, and durable. Because these buildings have multiple separate dwellings within the same structure, the BCA sets specific standards in several key areas:

1. Fire Safety

Class 2 buildings must be designed to limit the spread of fire and allow residents to safely evacuate if one occurs.
This includes:

  • Fire-rated walls, floors, and doors between units

  • Smoke alarms and sprinkler systems

  • Clearly marked exits and evacuation paths

  • Fire-resistant materials used in construction

2. Structural Stability

The building must be strong enough to withstand everyday loads, weather, and potential emergencies such as high winds or minor earthquakes.

  • Engineers must design the structure to meet national strength and durability standards.

  • This ensures the building remains safe for its lifetime.

3. Acoustic and Privacy Standards

Since people live side by side or above and below one another, the BCA sets limits on how much noise can travel between apartments.

  • Walls and floors must reduce sound transmission.

  • Plumbing and mechanical systems (like air conditioning) must be installed to minimise noise between units.

4. Health, Amenity, and Comfort

The design must ensure a healthy and comfortable living environment, including:

  • Adequate natural light and ventilation

  • Safe water supply and drainage

  • Proper waste disposal

  • Energy efficiency and insulation standards

5. Sustainability and Energy Efficiency

Class 2 buildings must also meet energy performance and sustainability requirements, such as:

  • Insulated walls, ceilings, and glazing

  • Efficient lighting and appliances

  • Water-saving plumbing fittings

In short, the Class 2 classification ensures that apartment-style living is safe, comfortable, and sustainable for all residents, while protecting occupants from hazards and disturbances that can arise from shared living spaces.
