Car Space and Storage Area Rules

In a strata building, car spaces and storage areas are treated differently from your apartment. While you have the 'exclusive use' of your designated spot, you do not technically own it. This arrangement is set up to ensure the maintenance of the building's structure is undertaken by the Body Corporate. If it were privately owned, you would become responsible for water leaks or structural defects that occur in your carspace. 

To help keep our parking and storage areas clean and accessible for everyone, please follow these simple rules:

  • Park only in your designated space unless you have explicit permission from another resident to use theirs.

  • Prevent spills by regularly checking your vehicle for any oil or fluid leaks. Any spills can damage the concrete and should be cleaned up promptly.

  • Keep your space tidy. All personal items should be kept within your designated caged storage area, and your car space should remain free of litter and other belongings. It is your responsibility to keep the floor swept and clean in your car space. 

Following these guidelines helps ensure a clean, safe, and organized environment for all residents.

Understanding  'Exclusive Use'

In our strata scheme, 'exclusive use' gives you the sole right to use specific parts of the common property, such as your designated car space and storage area.

While these areas are legally owned by the Body Corporate, an exclusive use by-law registered in our Community Management Statement (CMS) grants you private, legally binding control over them.

In our building:

  • By-laws 32 & 33 are the rules that grant you authority over your exclusive use areas.

  • Schedule E of the CMS (including the attached floor plans) officially identifies your allocated car space and storage unit.

As the beneficiary of these areas, you are generally responsible for their upkeep.
